Hi, I’m RJ Baxter from Fairway Independent Mortgage. I’m here with Andrew Sams from Alpine Building Performance, and he’s a home inspector in the area. He’s going to talk a little bit about the importance of the proper water drainage from your house and the kind of damage that it can do if it’s not done right.
Andrew Sams:
Absolutely. Thanks RJ. So we figured we’d take this opportunity today with having some snow melt to use a great example here of this roof gutter down spout discharging water right by the house here. So just to back up. So proper moisture management is key in any home, no matter where you live, but we always want to make sure that we’re getting water well away from the home and the homes’ foundation for a few reasons. Mainly it’s so that we’re preventing any moisture from coming back into the home or seeping back to the homes’ foundation, but especially here in Colorado, where a lot of areas in the front range, in the foothills have really expansive soils. We want to make sure we keep those soils dry and moisture stable so we’re not getting fluctuations in that soil, which can cause damage to foundations.
Andrew Sams:
It can also cause damage through freeze-thaw. So if say it were to go into a deep freeze tonight, this moisture in the soil could freeze and cause some damage to the foundation. And then lastly, any erosion. Not as big of a concern, but typically if you’re on a hillside, we want to make sure that if we don’t have water coming out on a hillside, that we’re washing away part of the grade over time. So really important and it’s typically a very simple fix. Either do a gutter downspout extension to bring water five or six feet away from the foundation or more, or to route it into some kind of underground drainage to get it away from the house.
RJ Baxter:
Makes sense. Yeah. This kind of thing over time can do a ton of damage.
Andrew Sams:
It can. So simple fix that can save you a lot in the long run.
RJ Baxter:
