Down Payment Assistance in Colorado
Helping Colorado homebuyers get into a home with little or no money down
Worried about coming up with a down payment? You’re not alone. The good news is there are down payment assistance programs in Colorado that can help you bridge the gap. Whether you’re buying your first home or coming back to the market after a few years, you may qualify for help with your down payment and even closing costs.
At Choice Mortgage Group, we help buyers across Centennial, Denver, Aurora, Castle Rock, Parker, Highlands Ranch, and surrounding Colorado areas navigate state and local assistance programs with confidence.
What is down payment assistance?
Down payment assistance (DPA) programs offer grants, second mortgages, or forgivable loans to help homebuyers cover part (or all) of their down payment and closing costs. Many programs are geared toward:
- First-time homebuyers
- Moderate-income families
- Teachers, firefighters, and essential workers
- Buyers in targeted zip codes
These programs are often paired with FHA, VA, USDA, or conventional loans.

– You plan to live in the home as your primary residence
Some programs also require a homebuyer education course, which we can help you complete online or in-person.
Why work with us?
We specialize in matching Colorado buyers with the right combination of mortgage and assistance programs. Many lenders don’t work with these programs or don’t fully understand how to structure them for success.
We’ll walk you through it from pre-approval to closing so you can buy with confidence (and less out-of-pocket cash).
