What qualifies as a manufactured home?

Manufactured homes are factory-built homes constructed after June 15, 1976, and built to HUD standards. They’re transported to a site and typically placed on a permanent foundation.

They’re different from modular homes (which are built in sections but follow standard building codes) and from mobile homes built before 1976.

Loan options for manufactured homes

We offer several types of financing for manufactured homes, depending on your situation:

  • FHA Loans – Low down payment, flexible credit
  • VA Loans – For eligible veterans and service members
  • Conventional Loans – For buyers with strong credit and land ownership
  • Chattel Loans – For homes located in parks (home-only, not land) *Note we do not offer chattel loans, your home must be permanently affixed to a foundation and you must also own the land.  We don't finance homes on rented lots.

You may also qualify for down payment assistance or combine the loan with land financing if the home isn’t yet placed.

Property requirements

To qualify for a manufactured home mortgage, the property typically must:

– Be a double-wide or larger
– Be built after June 15, 1976
– Be affixed to a permanent foundation
– Be classified as real property, not personal property
– Be on land that you own or are financing together with the home

It can sometimes be more challenging to get a loan for a manufactured home compared to a site-built home in Colorado, but it's definitely possible. The primary factor is whether the home is permanently affixed to land and titled as real property. If so, financing options are similar to traditional loans.
